Mayor Nickels wants to raise the floor on design... and you can ask why on air.

Mayor Nickels has proposed regulations that would implement design standards for townhomes and multifamily dwellings in Seattle. These new regulations, set to go into affect in early 2009, would set new standards requiring environmentally sensitive building and landscaping practices. Additionally, the new regulations would set new design standards for such homes, regulating how a multifamily home should look.

Seattle has held its own in a vulnerable housing market. Unlike many major cities throughout the country that have seen home values tank, our urban townhouse values are relatively resilient. And while I would like to see continued improvements that make for a better environment, I am concerned about the cost of these new regulations to developers and consumers. Is this the time to put into legislation these proposed regulations?

Council member Sally Clark has additional concerns regarding design and curb appeal. "The Mayor and I have both heard a lot lately about how growth is affecting our neighborhoods, not all of it is positive." As a designer I share that concern. Miami once faced the same pressures to regulate how buildings looked when an avant-garde style began to take hold. Thank goodness the regulations failed to pass, as South Beach architecture is considered historic and beautiful. Should government regulate design? Should that be done by our Mayor and city council?

Several critics believe that the cost of these new building standards and consequential delays will push many consumers out of the market. Please comment on how you believe proposed legislation will affect the Seattle urban real estate market.

    This guy is a complete idiot. In this economy, why he wants to make things tougher on homebuilders and homebuyers, is mind boggling. Can you also thank is representative for the plastic bag tax? I have been recycing plastic for years without his help.

    Consider "townhouse" design reform too
    I like that Seattle is looking to reform some of the antiquated rules around what used to be called 'rowhouses' many years ago. As several sprout in my neighborhood on lots that used to have 2 or so homes and now have 4 to 5, it is very "blighted" to have a tall fence, a microscopic yard, and then a gap into a 'courtyard' for one car garages and the true door that people use to enter their homes. This doesn't help further community, in my opinion. I also don't want to have Seattle pockmarked with enough of these (currently for sale or empty) homes that we have our own "Vancouver special" nickname in 10-20 years. I guess that isn't really related to being more environmentally friendly, but it would be nice to know how the city is looking at exterior design reforms on these builds as well.

    I wish the major would do something more then be America's biggest "green" major. I'm all for the enviroment, but this guy is nuts. I'm getting to the point where I just plain can't stand the guy. Whenever I hear "Greg Nickles wants...." I know what it is going to revolve around. Does he think there is nothing else he could be putting his attention into? Maybe saving our NBA team?

    Mayor Nickels is not green, and neither is his lifestyle. He justs wants everyone to think that he is and keeps pushing these stupid changes down the throats of the good people of Seattle. I am so glad that I don't live there, and even better I don't even live in King County because Ron Simms is no better than him.

    Once upon a time I was a single mom who struggled as an entrepreneur to buy a home on my own. My concerns include keeping housing affordable, the environment, and call it a pipe dream the aesthetics and design. I am very concerned about pricing some folks out of a venerable market.
