Local spec homes sit empty, cheap

What started as a fun project turned into a nightmare for a builder in Kenmore.

Ken Youch, with Kenmar Construction, is happy to give tours of any one of the million dollar houses he has built in Kenmore.

"They're absolutely beautiful homes that we built when the market was booming. This is my very first attempt at spec building," he said.

It is also his last. Like many builders across the Puget Sound, Youch is losing a lot of money on these three sister homes. All were priced over one million dollars and now they're going at about $500,000 lower.

Youch initially thought it would be a creative undertaking, adding high end touches.

"There is no vinyl, laminate, or even ceramic in these homes. It's all natural stone, the floors are all select Brazilian cherry, entries have these incredible inlays," he said.

With an average of 3,600 square feet and four bedrooms he still hasn't gotten any legitimate offers. "We finally got our first offer, but it was extremely low. It was on the house here that we just dropped $110,000 from last weekend," he said.

They've been on the market a year and a half. "This is going to be in the history books, what we're going through right now," said Youch.

    All you are getting is a house. For that amount of money I would expect an acre or 2. Builder is screwed, those will go for mid 400's at best this year. Maybe more later if the market improves, but he will have to hold on to the houses longer.

    Are we supposed to feel sorry for this guy? I'd love to have a home with high-end finishes - just not in Kenmore, and not with a tiny lawn on a tiny lot. These builders want easy money.

    for those prices I'd expect 5 or more acres. I'm sorry but the Seattle market (all of the eastside) is extremely overpriced. Anyone who buys one of those spec home for anything more than $200K is a fool.

    Sorry - not feelin' sorry for ya! One more builder taking a a regular lot and putting three expensive homes on it? It's all about the money. It's about time builders are paying a price. They've been raking in the money for the last several years. Hope they put some away for the rainy day that is today.

    Not True!
    I just looked at those houses on the North West Mutiple and they are priced way over $500k! They are priced at $649,000 $674,000 and $699,000. that is not about $500,000. And yes in the spec home market location is everything! If you are going to build a luxury spec home in todays market I would not do it in Kenmore.

    I think he said "Irrational exhuberance" in describing the stock market. This is the same for this builder as well as many others that thought the housing boom would go on forever. Unless he's independantly wealthy there's some local bank that's taking it in the shorts as well. We all end up paying in some way for this kind of business behavior. What a waste.
